Transforming a Mews Property into Modern Living in Harley Street, London.

MAP Interiors successfully delivered the full refurbishment of 2 Queen Anne Mews for our client, Marlborough Property Group, a three-storey residential property spanning approximately 1,600 sq ft.

Working in close collaboration with our client, we provided a complete design and build service from concept through to completion. The scheme transformed the existing 2-bedroom, 1-bathroom layout into a high-quality, energy-efficient 3-bedroom, 3-bathroom home.

Delivered over a 10-week programme, the project focused on modernising the property while maximising space, energy performance, and overall living quality within the constraints of a central London mews setting.

The project commenced with a collaborative design phase, working closely with the client to develop the layout, finishes, and overall specification. This included detailed sample approvals and a focus on reusing existing materials where possible, balancing sustainability with the delivery of a high-end, modern finish.

Enabling works included a full internal strip-out and licensed asbestos removal, preparing the property for redevelopment. Significant thermal upgrades were undertaken, including the installation of new insulation to external walls and roof areas to improve overall energy performance.

A full electrical rewire was carried out, incorporating a new LED lighting scheme throughout to enhance efficiency and lighting quality. The existing heating system was replaced with a modern air source heat pump (ASHP), providing efficient heating and hot water across the property.

The internal layout was reconfigured to transform the property from a 2-bedroom, 1-bathroom dwelling into a 3-bedroom, 3-bathroom home, maximising both space and functionality. As part of the upgrade works, the fire strategy was enhanced with the installation of new fire-rated doors throughout.

Bespoke joinery was incorporated within the entrance area, including a built-in seating and storage solution, alongside a dedicated laundry space complete with integrated washing and drying appliances.

The completed scheme delivers a high-quality, energy-efficient home, achieving an improved EPC rating aligned with current and forthcoming landlord compliance requirements.
